Borrowers Support Fund

If you have a mortgage loan with our Bank and have found yourself in a difficult financial situation, you can apply for support from the Borrowers Support Fund (abbreviated: FWK). According to the Act of October 9, 2015 (Journal of Laws of 2015, item 1925, with later amendments), individuals who have a housing loan and have lost their job or have low income can apply for a refund of financial support from FWK. Under FWK, you can apply for:
- Support in repaying monthly loan installments
- Support is intended for repaying the borrower's obligations arising from the mortgage loan.
- Support is paid in monthly installments for no longer than 40 months.
- The amount of support is equivalent to the expected 40 monthly installments of the housing loan.
- Support is paid in monthly installments, and the monthly amount of support cannot exceed 3000 PLN.
- A loan to repay debt
- In the event of the sale of the financed property, when the amount obtained from the sale does not cover the debt, the borrower has the option to apply to the Cooperative Bank in Szczytno for a loan.
- The loan is granted to cover the remaining part of the debt from the housing loan after the sale of the financed property, when the amount obtained from the sale did not cover the entire obligation.
- The maximum loan amount is 120,000 PLN.
- Support or loan are refundable.

- Support in repaying monthly loan installments

- An application for support/loan can be submitted in writing, by submitting a request in the bank branch, by post to the bank's headquarters, by email to: or through online banking.
- If the amount from the sale of the financed property does not cover the entire obligation under the housing loan, the borrower can request the issuance of a promise of loan provision (“Promise”) or directly for a loan;
an application for the issuance of a Promise/loan must be accompanied by the preliminary sale agreement of the financed property. - Upon positive verification of the support/loan application, the borrower may conclude a support/loan agreement with the bank.

Borrowers who meet one of the following conditions may apply for support/loan:
- At least one of the borrowers is unemployed on the day of submitting the support application, or
- They incur monthly costs of servicing the housing loan exceeding 40% of the monthly household income, or
- The monthly household income, net of monthly loan servicing costs, does not exceed:
• 1940 PLN in the case of a single-person household,
• 1500 PLN per person for a multi-person household.
And - They have a loan or credit secured by a mortgage, intended for financing unrelated to business activity or agricultural operations:
- acquisition, construction, reconstruction, extension or superstructure of a single-family house or an apartment constituting a separate property and adapting non-residential premises or buildings for residential purposes.
• acquisition of cooperative rights to an apartment or rights to a single-family house in a housing cooperative or the right of separate ownership of an apartment in a housing cooperative.
• renovation of a single-family house or apartment referred to in the previous points.
• purchase of a building plot or its part for the construction of a single-family house.
• purchase of agricultural land or its part for the construction of a single-family house, located entirely or partially in an area designated for residential development according to the local spatial development plan, and if the area where the agricultural land or its part is located is not covered by the local spatial development plan - acquisition of land or its part designated for the construction of a single-family residential building based on the decision on building and land development conditions.
• participation in the housing construction costs through social housing associations.
• another purpose related to meeting housing needs.
or - They have been granted a loan secured by a mortgage for the repayment of the housing loan mentioned above.

Support/loan cannot be granted if:
- The employment contract has been terminated due to the fault of the employee in accordance with Article 52 § 1 of the Labor Code Act of June 26, 1974.
- One of the borrowers has received support under the conditions specified in the act, unless the support is no longer granted, and the support period does not exceed 39 months.
- The housing loan agreement has been terminated.
- During the period in which the borrower is entitled to benefits due to loss of employment resulting from an insurance repayment agreement guaranteed to pay benefits in the event of job loss.
- On the day of submitting the support application, the borrower:
a. owns another residential property or single-family house or has owned one in the 6 months prior to submitting the application,
b. has other cooperative rights to a residential property or single-family house in a housing cooperative or has had such rights in the 6 months prior to submitting the application,
c. has another claim to transfer ownership rights of a residential property, single-family house, cooperative rights to a residential property or single-family house in a housing cooperative or has had such claims in the 6 months prior to submitting the application. - Enforcement proceedings are conducted for the subject of financing.
- One of the Borrowers is in consumer bankruptcy.
The transfer of support may be suspended if the borrower no longer meets the conditions under which the support was granted, e.g., loses their unemployment status, household income rises above the statutory threshold, sells the financed object or repays the loan in full.

- Repayment of support/loan for debt repayment occurs after a 2-year grace period in 200 equal, interest-free monthly installments.
- Timely repayment by the borrower of 134 installments results in the cancellation of the remaining part of the support or loan installments.
