For variable interest rate:

The Annual Percentage Rate of Charge (APRC) is 8.87% for the following assumptions: total loan amount: 303,000.00 PLN, loan term: 250 months; own contribution: 20% of the property value; loan interest rate 8.34% per annum - calculated as the sum of the current base interest rate (variable WIBOR 3M 5.85% and Bank’s margin of 2.49%). The equal monthly installment amounts to 2,558.81 PLN. Total number of installments: 250. Total cost of the loan 341,467.02 PLN, including: total interest throughout the loan term: 336,703.02 PLN, non-loan commission for granting the loan: 1.5% of the granted loan amount which is: 4,545.00 PLN, mortgage establishment cost: 200.00 PLN, tax on civil law activities (PCC-1): 19.00 PLN. In the total cost of the loan, the Bank does not consider the following costs: cost of insuring the financed property and the cost of property valuation, as it does not provide these additional services to the consumer. The total amount to be paid is: 644,467.02 PLN. The loan interest rate is variable and during the term of the loan agreement, it may increase due to the rise in the WIBOR 3M reference rate, which will result in an increase in the amount of the loan installment to be repaid.

The calculation was made as of March 21, 2025, based on a representative example.

For the periodically fixed interest rate:

The Annual Percentage Rate of Charge (APRC) is 9.09% for the following assumptions: total loan amount: 303,000 PLN, loan term 250 months, own contribution: 20% of the property value: periodically fixed interest rate of the loan for the first 60 months: 8.54% per annum, and then variable interest rate 8.34% per annum – calculated as the sum of the current base interest rate (variable WIBOR 3M: 5.85%) and bank margin of 2.49%, the equal monthly installment is 2,597.53 PLN for a period of 5 years, from the sixth year the subsequent installments will amount to 2,565.48 PLN, total number of installments: 250. Total cost of the loan 345,056.87 PLN, including: total interest throughout the loan term: 340,292.87 PLN, non-loan commission for granting the loan: 1.5% of the granted loan amount which is: 4,545.00 PLN. Cost of establishing a mortgage: 200.00 PLN, tax on civil law activities (PCC): 19.00 PLN. In the total cost of the loan, the Bank does not take into account the following costs: cost of insuring the financed property and the cost of property valuation, as it is not a provider of these additional services for the consumer. The total amount to be paid is 648,056.87 PLN. The loan interest rate is fixed for the first 60 months, and then variable. During the term of the loan under the variable interest arrangement, the loan interest rate may change due to the variable WIBOR 3M reference rate, which may result in an increase or decrease in the costs of servicing the loan. The variable interest rate carries the risk of an increase in the installment amount and thus the total amount to be paid.
